Privacy Policy

Build Eastside gives homeowners free property feasibility studies, planning guides, permit lookup, and permit monitoring. This policy explains what information we collect and how we use it.

Information we collect

• Permit information. We collect permit numbers and public permit records, including addresses, statuses, reviews, reviewers, and related dates.
• Account information. If you create an account, we collect your name and email address. You may also provide a phone number and architect information.
• Planning project information. If you request a feasibility study, we collect the email, project address, city, project type and stage, target timing, design-team status, known site conditions, and internal readiness score associated with the request.
• Support information. If you contact support, we collect your name, email address, topic, message, and any permit number or property address you choose to include.
• Partnership information. If you submit a partnership inquiry, we collect your name, work email, company, profession, service area, website, and message.
• Feasibility-study information. We store the study workflow status, public-data sources checked, generated findings, delivery status, and any processing failure needed to complete or troubleshoot your request.
• Private report access. A feasibility-study email contains a time-limited, unguessable link to its full report. We store only a one-way hash of the access token, along with its expiration and basic access history. The report is excluded from search and does not display the requester's name, email, or phone number. Anyone with the original link can open the report until the link expires or is revoked. To recover an expired link, we require the exact original request email and rate-limit recovery attempts.
• Usage information. We collect basic information about how visitors use the website, such as pages viewed, permit lookup events, device type, and general location.
• Technical information. We process IP addresses and request details to secure the service, limit abuse, and diagnose errors. Rate-limiting identifiers are stored in an anonymized form.

How we use information

We use information to research and deliver requested feasibility studies, display and monitor permits, send requested email updates and optional planning guidance, improve Build Eastside, prevent abuse, troubleshoot failed checks, and operate the service safely.

Service providers

We use service providers to run Build Eastside, including Clerk for account authentication, Cloudflare for hosting and security, Resend for requested email delivery, Google Analytics and PostHog for website and product measurement, Esri for address suggestions, and OpenFreeMap for map tiles derived from OpenStreetMap data. These providers process information under their own privacy terms.

Our PostHog setup records only specific page and product events. Automatic click capture, session replay, heatmaps, performance capture, and automatic error capture are disabled. We do not include property addresses, permit numbers, parcel IDs, names, email addresses, phone numbers, support messages, or feasibility-report access tokens in PostHog event properties.

To understand which channels help visitors find us, we record validated campaign labels, whether a visit carries a Google ad tag, and the referring website's domain, not its full URL or search terms. A first-party campaign cookie carries this information between our main website and app and expires after 30 minutes without tracked activity. It contains no property or contact details or advertising click IDs.

A separate first-party referral cookie remembers your first public landing page and latest known referral for up to 90 days. Our analytics identity cookie also lasts up to 90 days and works across our website and app. If you create an account, we associate the referral information with your account ID and retain that signup snapshot with your account. We measure confirmed account creation, first permit monitoring, and feasibility requests separately. We do not send your contact details or project details to PostHog. Private report pages and known internal test traffic are excluded. Missing referral information is recorded as unknown, not guessed.

Sharing and selling

We do not sell personal information. We may share information with service providers that help us operate Build Eastside, when required by law, or to protect the service and its users.

Data retention and choices

While you complete the feasibility form, we temporarily save your answers and contact details in the current browser tab so you can recover after a refresh. The draft expires after two hours without changes and is cleared when your request is accepted or you choose Start over. It is not sent to analytics. Browser settings may prevent draft recovery. We also use a first-party cookie to exclude known internal test browsers from analytics.

Tracked projects, feasibility requests, generated studies, and profile information are retained until you delete them or ask us to delete them. Security and diagnostic records may be kept for a reasonable period. You can decline optional marketing email without affecting delivery of a study you requested. SMS notifications are not currently available.

Children

Build Eastside is not intended for children under 13, and we do not knowingly collect their personal information.
