Bellevue critical areas and steep slopes: what to know before design

Do a desktop screen before buying or designing

Review Bellevue mapping, title and easements, survey contours, drainage patterns, and visible site conditions. Treat mapping as a screening tool, not a final delineation; a qualified consultant may need to locate or classify the feature in the field.

Bring in the right specialist

Bellevue specifically identifies critical-area scenarios and related studies as projects that can benefit from paid predevelopment review. Submit a focused concept and written questions; vague requests produce less useful feedback.

Budget for mitigation and monitoring

Beyond the study itself, carry cost and time for revisions, mitigation planting, bonds or assurances, monitoring, special inspection, construction restrictions, and long-term maintenance obligations.
